A building warrant application is usually made after the planning application has been approved. This is a technically challenging and highly detailed stage of the process and is a vital part of the Architectural services I offer my clients.

The building regulations in Scotland are detailed and complex. To demonstrate compliance with the regulations, a building warrant application is assessed by the council's Building Standards Department and they charge a fee that is directly related to the estimated construction cost of the project. The more expensive the building work, the greater the fee to the council.

If you engage me to design your project, whether for a house extension or an internal alteration to your home, I will prepare and lodge the building warrant application and act as your agent with the council until this has been approved. 

It is almost certain that a structural engineer will be required. For house extensions with a large area of glass, it may be necessary to have an energy consultant assist with the design. If the property is a conversion of an older building it will be necessary to have an acoustic specialist test the existing sound transmission between with the neighbouring buildings. I will arrange quotes for these services from experienced and qualified professionals.

I typically charge a fixed price fee for a building warrant application. The fee will depend on the size and complexity of the building work and is agreed at the outset of the project. My fees do not include the lodgement fee charged by the council of the fees for any other consultant. For more details see the Architects Fees page. 

The amount of time always varies between projects but in 2024 Edinburgh council is typically taking 2 - 6 months to approve building warrant applications for house extensions.
