This 200 year old, category B listed Georgian Villa is located in the Blacket conservation area, which is in Newington, on the south side of Edinburgh. The property is over 370 square meters and has been in the same family for over 30 years. The house has a rich history but had been subdivided in the 1960's and when it was made whole in the 1990's the new layout was less than ideal.
Capital A were commissioned in 2023 to redesign the internal layout and to plan a comprehensive renovation. This would include creating a new staircase to connect the top floor to the main living space on the lower floor, as well as adding another bedroom, a mezzanine suite, utility room, two home offices and four new bathrooms. All 24 windows were upgraded to double glazing, the existing conservatory was rebuilt, damp and dry rot addressed, the house was fully rewired and had a new heating system installed, including new underfloor heating on the lower level.
Work began in 2024 and was completed in 2025. Capital A provided a full service from the initial design, negotiating the Listed Building consent, gaining building warrant approval and administering the construction contract.
The work to this stunning house will ensure it is continues to be a beautiful family home for the next 200 years.
