This house is a Victorian villa near Eskbank, Midlothian. The property is Category C listed, so any changes to its layout require approval. The clients bought the house in 2024 and commissioned me to redesign the ground floor to create a more open kitchen and dining space. We explored several different options through a feasibility study before settling on the final design.

Forming a new doorway between the principal room at the front and the smaller, existing kitchen at the rear required negotiations with the planning officers at Midlothian Council. The size of the opening between the rooms was agreed and high-quality timber bi-folding doors were produced to allow the rooms to be closed off, when necessary. By integrating the doorway into the cupboards, the new kitchen units also allow the existing utility and boot rooms to be discreetly closed off.

The end result is a new hub for family life. A kitchen, dining and living space filled with light at the heart of an historic home.
