A typical project like this may require a minimum construction budget of £60,000 - £70,000 + VAT. Our Architectural services can be charged at an Hourly Rate or as a Fixed Price Fee the choice is yours.

Structural Engineer’s Fee = £700 - £900 + VAT

Energy Loss Calculation Fee = £100 + VAT

Ordinance Survey Copyright Licence Fee = £20 - £30

Planning Application Fee to Local Authority= £160

Building Warrant Application Fee to Local Authority= £700

 

An estimate of the likely timescale for each stage of the process is listed here:

 

Feasibility Stage = 1 to 3 months

Planning Application Stage = 2 to 4 months

Building Warrant Stage = 2 to 4 months

Pre-Construction Stage = 1 month

Construction Stage = 3 to 4 months

Post-Construction Stage = 1 to 3 months

 

The prices quoted above are subject to the following conditions:

 

• The building is located in Edinburgh, the Lothians or Fife.
•  The building is not listed or located in a conservation area.
• The construction budget described above does not include any changes to the internal layout of the existing building.
• The construction budget described above does not include any new kitchens, bathrooms or utility rooms.
•  The application fees for any statutory consents (eg. Planning Application) are payable by the clients.
•  The professional fees charged by other consultants (eg. Structural Engineers) are payable by the client.
• The cost of any Ordinance Survey Maps will be paid for by the client.
• The construction budget described here is a Minimum and dependent on using standard construction methods and materials.
